Landlord Fees
Let Only fees for Landlords:
Our standard fee for our let only service ranges from 8%-10%+VAT of the gross receivable rent in the first year of the tenancy. If the same tenant renews for a 2nd year our fee would reduce by 1%+VAT of the gross receivable rent and if the same tenant remains for a 3rd and subsequent years our fee would again reduce by a further 1%+VAT of the gross receivable rent.
Management Fees:
Becker and Co's management fees range from 3%+VAT to 5%+VAT depending on the level of management service required. This fee is in addition to our letting fee. Please feel free to contact us to further discuss the type of bespoke management service that suits your requirements.
Administration charge:
As from 1st January 2024, on top of our Let Only fee and Let & Full Management fee there will be a small administrative charge for new lettings as well as renewal of existing tenancies to cover the administration work and documentation to be sent to your tenants. These costs will be as follows:
New Letting administration charge - £80+VAT (Let Only) £100+VAT (Letting & Management)
Renewal of existing tenancy charge - £40+VAT
Serving Section 21 Form 6A charge - £50+VAT
Statutory Declaration form signed/stamped by solicitor - £80+VAT
Inventory, Check In and Check Outs:
Becker and Co do not charge any arrangement fees to landlords for the organising of Inventories, check ins or check outs. This work is carried out by third party inventory companies who will invoice separately for any works carried out on your behalf.
Tenants
At Becker & Co, we have a variety of furnished and unfurnished properties available to rent throughout North & North West London and the surrounding areas.
Management
Becker & Co currently manage a substantial number of residential properties for landlords based in the Uk as well as overseas.
If you currently rent a property that is managed by Becker & Co, this means we have been appointed by your landlord to oversee the running of the tenancy on their behalf. We act as the link between you and the landlord and will handle the communication between both parties. All management enquiries should be sent by email to the below email address and this communication will be forwarded onto your landlord:
Please note during out of office hours and in cases of serious emergency such as fire or a severe water leak, it would be the tenant’s responsibility to call out an emergency contractor by using the internet for a list of local contractors to attend. Should you be asked to pay the contractor for their visit, please pay and retain any invoice settled, this will then be forwarded to your landlord for reimbursement once it has been confirmed the cause was of no fault of the tenant.
Please note that upon inspection if the contractor finds no fault or determines that the problem/fault is deemed a tenant responsibility/cause of damage then you will be held liable for the cost of the call-out and costs to repair the damage or fault in question.
If your property is located within a block of flats/development then in cases of communal issues/faults such as communal doors/lifts, communal parking, gates/barriers etc. then you should report these immediately to the managing agents of the block/development. Contact numbers for managing agents are usually found on notice boards within the block of flats/apartments.
