Tenants Rent, Security Deposit and Fees:

Once terms are agreed between landlord and tenants the landlord's agent will request a holding deposit which shall be capped at one weeks rent in order to secure the property. Where the tenant withdraws, fails a Right to Rent check or provides false or misleading information, which the landlord is reasonably entitled to consider in deciding whether to grant the tenancy because this materially affects their suitability to rent the property, then there is no requirement on the Landlord or the Landlord's agent to refund the holding deposit.

 

Prior to the tenancy commencing, Tenants must pay one calendar month's rent in advance and a five week security deposit. The holding deposit already paid will be deducted from the final balance due.

 

As from 1st June 2019 the level of tenancy deposit you can ask a tenant to pay depends on the total annual rent of the property. If the total annual rent for the property is less than £50,000, the maximum tenancy deposit to be taken is up to five weeks rent. If the total annual rent for the property is £50,000 or above, the maximum tenancy deposit to be taken is up to six weeks rent. 

 

Allowed charges to tenants during your tenancy:

Variation to the contract, capped at £50 including VAT.

Payments to third parties such as Council Tax, Utility bills including standing charges or payments for communication services.

The cost of replacing a lost key or other security devices.

Unpaid Rent:

Pay interest at the rate of the 3% per annum above the Bank of England base rate on any rent in arrears for more than fourteen days calculated from the date upon which such rent become due whether legally demanded or not to the date upon which it is actually paid.

Early Termination:

Should the tenant request to terminate their contract earlier than permitted they shall be liable for the landlord's costs in re-letting the property as well as all all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

Tenant Protection:

Becker & Co is a member of Propertymark CMP, which is a client money protection scheme. Attached under the Client Money Protection header is our current certificate.
